Houston EDDM data report: where the new movers, families and newest homes are

Six findings from our own ZIP code and carrier-route data for the 9-county Houston area: 238 ZIP codes, and 4,292 USPS carrier routes with 3,030,379 residential addresses. Every figure is an estimate, every table links to the ZIP, route or neighborhood page it comes from, and the whole report is free to cite.

Where Houston-area residents turn over fastest

In 77002 (Houston), an estimated 53.7% of residents lived somewhere else a year earlier, the highest share of the 205 Houston-area ZIP codes we compared. The middle ZIP code is 12.4%. 9 of the top 10 are Houston ZIP codes. A high-turnover ZIP gives a welcome or new-resident offer more people to reach each year.

New movers, route by route

EDDM mails by carrier route, not by ZIP. Route 77006-C016 has a modeled new-mover share of 53.6%, against a median of 10.8% across the 2,247 Houston-area routes with at least 300 homes and a clean model. These are modeled estimates, so treat the order as a guide rather than a precise ranking.

Katy's highest-income neighborhoods, with the margin of error shown

Silver Ranch has the highest modeled median household income of the 33 Katy-area neighborhoods that meet our size and reliability bar: $182,991, give or take $30,320. The margins of the top few overlap, so their order is not a firm ranking. Cinco Ranch, the largest on the list with an estimated 18,305 homes on 44 routes, ranks number 4.

Fort Bend punches above its size for families with kids

We compared 144 ZIP codes whose main county is Fort Bend (15) or Harris (129). Fort Bend holds 3 of the 10 with the highest share of households with children; Harris holds 7. ZIP 77441 (Fulshear) leads at an estimated 57.7%. The middle Fort Bend ZIP code is 39.4%, the middle Harris ZIP code 36.4%.

The median Houston-area carrier route in our library has 661 residential addresses. The largest, 77493-C033 in Katy, has 5,200, about 8 times the median. Because EDDM covers every address on a route, one large route can use most of a mailing budget on its own.

Where the newest homes are

In 77441 (Fulshear), an estimated 81.3% of homes were built in 2010 or later, the highest share of the 205 Houston-area ZIP codes we compared; the middle ZIP code is 16.6%. 4 of the top 10 are in Fort Bend County. New subdivisions can also appear as new carrier routes, so check the route map for the latest ones.

Methodology

Area. The Houston area is the 9 counties our ZIP code tool uses: Harris, Fort Bend, Montgomery, Brazoria, Galveston, Waller, Liberty, Chambers, Austin. Each ZIP code is assigned to its main county. That gives 238 ZIP codes; 215 have at least 1,000 residents.

ZIP code figures (findings 1, 4 and 6) are Census ACS 2020–2024 5-year estimates for ZIP Code Tabulation Areas. They are survey estimates with margins of error, averaged over five years. We only rank ZIP codes with at least 1,000 residents and 1,000 households, which leaves out campus ZIP codes where most residents live in dorms rather than homes that get mail. "Households with kids" is the share of households with one or more people under 18. "Built 2010 or later" adds the 2010–2019 and 2020-or-later year-built groups. The "middle ZIP code" figures are medians of the ZIP values, not area-wide rates.

Carrier routes (finding 5) are USPS EDDM route counts stored in EDDM2GO's route library: 4,292 active routes in 218 of the 238 Houston-area ZIP codes. ZIP codes without stored routes show "Not in library" and are not counted in route figures.

Route and neighborhood estimates (findings 2 and 3) are EDDM2GO modeled estimates: Census ACS block-group figures allocated along each carrier route by the share of the route's length in each block group, then summed for the routes inside each neighborhood. They are estimates of estimates. We only list routes with at least 300 residential addresses and no data-quality flag beyond "modeled", and neighborhoods with at least 300 estimated homes on two or more routes and no high-margin flag. Neighborhood boundaries come from OpenStreetMap.

What we left out. We did not rank population growth: ZIP code boundaries were redrawn for 2020, so a change between ACS releases can reflect a boundary change rather than new residents. We did not rank ZIP codes by income here; that ranking is on the richest Houston-area ZIP codes page, which marks medians the Census Bureau caps.
