How neighborhood figures are estimated

Where the boundaries come from

Neighborhood, subdivision and master-planned community outlines are the named residential areas mapped in OpenStreetMap. City limits and Census-designated places come from the Census Bureau. Boundaries drawn by volunteers can differ from HOA or plat lines, and a subdivision that nobody has mapped yet has no page.

Which carrier routes belong to a neighborhood

We trace every carrier route's streets every 25 meters and measure how much of each route's street length falls inside the neighborhood outline. A route counts when at least 5% of its streets (or 50 of its homes) are inside. Estimated homes in the neighborhood are each route's USPS residential count times its share inside, added up.

How the household figures are estimated

The street stretches inside the neighborhood are matched to Census block groups the same way our route profiles are built: each block group contributes its Census counts in proportion to the share of its housing units on those stretches (capped at the whole block group). Counts are summed; medians are recalculated from the combined income, home-value and age brackets, not averaged.

Margins of error and caveats

± is the 90% margin of error carried through from the Census figures. It treats the route-to-neighborhood and route-to-block-group splits as exact, so the real uncertainty is larger. Census figures are 2020–2024 averages, so a neighborhood still being built may have more homes today. Use the figures to compare neighborhoods, not as a head count.

Mailing a neighborhood

Every Door Direct Mail goes to whole carrier routes. A route that is only partly inside a neighborhood still delivers to all of its homes, so the price to mail a neighborhood counts every home on its routes, not just the estimated homes inside the outline.
